SAN ANDRES GOLF

Situated on the Costa de la Luz in the Province of Cadiz San Andres Golf is an established development with a variety of properties arranged around a Robert Trent Jones Jnr designed “testing but fair” golf course. San Andres is some ten minutes by car from both Conil and Chiclana and five minutes to the nearest beach.

San Andres, measuring one square kilometre [some 250 acres], is surrounded on all four sides by fields. Access is from the old N340 now just a local access road with the completion of the Conil bypass.

Well established having been created some twenty years ago plot sizes were a minimum 2000 sqm with the vast majority being front line golf. There are still a number of plots not yet built on. This is a very green low density urbanization being partly in pine woods and partly on an old olive plantation.

In the three corners are small pueblos each of which has a communal pool and tennis courts. In addition there is a small gated group of townhouses located close to the ninth green and 10th tee. There is also a restaurant/bar on the estate and an aparthotel.

The Golf Course
Now a full 18 hole golf course with the same management as Novo Sancti Petri this is a testing [but reasonably flat] course with several water features. For more information and views please see the Golf Course section.

The Villas
Mostly front line, golf villas in 2000m2 or 3000m2 plots line the fairways. Some recently built and some well established of a wide variety of styles and sizes.

El Olivar

This is a very pretty pedestrian pueblo in the southern corner of San Andres bordered by fields with a couple of communal pools set in a sunny garden with palm trees and a ball court.

Casas Andaluzas 1 2 and 3

This is the largest and most well established of the pueblos in the western corner of San Andres. With two and three bedroomed townhouses set in wide walkways there are two ball courts and a swimming pool area with ample parking.

Casas Andaluzas 4

This pueblo is situated in the northern corner of San Andres not far from the Los Faroles restaurant and the club house. With pretty tree lined streets Casa Andaluzas 4 was started some twenty years ago with the last of the houses being finished some seven years ago. All are semi detached with good outside private areas and allocated parking space. There is also a ball court and a large swimming pool within the gardens and club house exclusively for the use of residents.

Vista Golf

This development within San Andres is a row of three bedroomed, two bathroom townhouses with patio front gardens facing east and the back gardens overlooking the sixth fairway. Each house has a roof terrace and there is a communal pool.

Jardines de San Andres

Situated to the right of the ninth fairway as you approach the green with an approximate east west orientation Jardines de San Andres was completed in 2006. This is a gated community of fourteen townhouses [two three bedroomed and 12 two bedroomed] with pool and communal gardens. Each property has its own patio back garden and ample terraces and balconies. The development backs on to several of the second nine fairways ensuring a rural outlook with great views from the roof terraces. The overall style is a modern interpretation of the Andalusian style; external doors and windows are double glazed with heat reflective glass and white surrounds.

Internally there is a hall, cloakroom, separate kitchen and living room leading on to the covered porch, Upstairs are two bedrooms [one with full ensuite bath]. Both bedrooms have terraces – one facing east one facing west. Designed for all year living they are equipped with gas central heating and preinstalled for air conditioning

Land Plots

There are still a few land plots available throughout San Andres although with no building limitations many have and continue to be bought as long term investments adding to the rural nature of San Andres.

Plots with Off Plan villas

Four plots are currently available on the newest street in San Andres – Calle Italia - with a choice of two villa styles: both three bedrooms, three bathrooms, full gas central heating, fully double glazed with ample porches and terraces. The price of around Euros 610,000 [plus legal fees etc] includes a pool of 8x4m but not the kitchen

WHY SAN ANDRES? WHY NOW?

** Well established and low density with plenty of mature trees, home to storks, egrets, several species of owls and other wildlife

** The infrastructure is being updated as a result of good cooperation between the various bodies representing property owners, the original developer, the town hall and the golf course owner

** unlike other local developments where property is predominantly owned by wealthy Spaniards from Seville or Madrid [which stay empty from October to April] San Andres has a large permanent population – a healthy mix of local Spanish professionals & businessmen with their families plus expats of varying nationalities backgrounds & ages.

** recently a number of new villas have been built underlining the increased interest in San Andres and preference over other estates

** The bypass around Conil for through traffic

** the nine hole course as mentioned is now a full 18 holes plus the new club house;

** a motorway some fifteen miles inland passing through amazing countryside stretches from Los Barrios on the Mediterranean coast near Gibraltar to Jerez and Seville reducing airport access times from Gibraltar. Malaga, Jerez and Seville. A more efficient alternative to the spectacular coastal route.around the headland past Tarifa

** The Costa de la Luz is becoming more popular, but controls are firmly in place to ensure it retains the magic of the authentic Spain and the emphasis is on eco-tourism.
